The Challenge: Complexity at Scale

  • Managing a 186,913 sqm vertical ecosystem across 54 floors in an ecologically sensitive, high-humidity coastal zone.

  • Ensuring structural and mechanical certainty for a mixed-use program including a 5-star hotel, luxury residential units, and 5 levels of connected parking

  • Structural Stability: Implemented a reinforced central core with a Damped Outrigger System and Friction Dampers(based on Taipei 101 logic) to achieve maximum lateral stiffness against seismic and wind loads.

  • Mechanical Intelligence: Engineered a Chiller + VRF Hybrid System with multi-stage filtration units to maintain ASHRAE-standard air quality and thermal-load optimization in extreme humidity.

  • Sustainable Infrastructure: Integrated a closed-loop Greywater Recycling and Rainwater Harvesting system, managed via a centralized BMS (Building Management System) for long-term operational efficiency.

 

The Outcome: Operational Certainty

  • Used an AI-driven VDC + Digital Twin approach to detect conflicts before the first pile was driven, ensuring zero-clash execution for complex MEP vertical runs.
